In the interest of getting this newsletter published before May 1st, this will be an abbreviated section this month. I apologize to all our faithful readers who are looking for an insightful glimpse into the Kauai Real Estate market each issue. Actually our market has been pretty flat, so there's really not much new to report. Unlike many areas of the mainland, that saw rapid run up in values and are now experiencing rapid declines, Kauai keeps plodding along.
That's not to say that price changes in listed amounts are anything but decreases. But that's because most everyone listed their homes too high to begin with, expecting the market to keep rocketing upward. When actual sales values are looked at, we might be down a few percentage points, but it's nothing drastic. The biggest change is the much longer period of time properties are staying on the market.
Having said that, I'm happy to report that the property Gale and I had listed did finally sell. We priced it aggressively and then negotiated down from there. I say finally because our one acre was on the market quite a while and interestingly enough sold due to a call from our for sale sign rather than through the multiple listing service.
